DRUM PLAYS ROLE IN RECENT UPSWING FOR COLEE HAMMOCK

Fort Lauderdale's historic Colee Hammock neighborhood is enjoying a real estate resurgence that some observers say is the result of the homeowners association and the First Presbyterian Church resolving a lengthy development dispute. The neighborhood group objected to the church's plans to build a five-story parking garage and a two-story family center.

After four years, First Presbyterian last summer agreed to reduce the size of the project. "Once that got settled, deals started getting done," said Kelly Drum, broker at Drum Realty in Fort Lauderdale. KELLY DRUM OPINES ABOUT LUXURY SALES

The Fort Lauderdale super-luxury market is rebounding, says Kelly Drum, partner in that city’s family-owned Drum Realty, in business since 1952.

"The market was a little flat, but it’s coming back with properties in the $4-million-to-$20- million range in our listings," he says.

Mr. Drum notes that property owners in the Fort Lauderdale luxury market are under little pressure to sell. "These are typically people who have an interest in simply putting their money someplace else," says Mr. Drum.

"Properties that might have attracted $15-million in 2006 and 2007 may only sell for $10- million today, so the challenge is getting the owners to list the property to reflect the reality of today's markets."

In June of 2010, Mr. Drum sold a property to a Toronto buyer for $7,640,000. “It was a spectacular property with water on three sides — like its own private island," he says.
